Today we are excited to be joined by Brad Huffstelter to talk a little bit about the value that comes with living in Hammock Beach, and the difference between resort real estate and brokerage real estate.


With brokerage real estate, it’s all about the price per square foot. That’s not necessarily how value is determined in the resort condo market. You see, when you buy a property at a resort, you are buying much more than the physical space you will be living in. You are buying a property that comes with amenities. You’ll want to know just as much about these as you will about your actual property.



When Brad takes someone to see a property at a resort, he takes the time to give them a tour of the club, introduce them to the trainer, concierge, bellman, pool boy, and more. When you’re considering living at a resort property, the amenities and the atmosphere are just as important as the property you are buying.

Hammock Beach isn’t a market where you can just go out and see a home on the MLS. It’s a market where you have to want to live, and once you see the resort, the property, and the people, you will.

Hey everyone, welcome back to our blog. Today we just wanted to talk to you a little bit about our company and how we started in the real estate business.

We formed this company out of a need to understand the real estate market. We formed the company with our partner Andy March, after spending the last few years doing sales and marketing with different contractors. 


We decided that if we went into the general real estate business, we would take the marketing tactics and sales techniques we have learned to the real estate business. We feel like most agents operate re-actively by dropping a sign in the yard, putting a home on the MLS, and waiting. We know from experience that a pro-active approach is always more effective. 

One of the reasons we picked to form our company here in Hammock Beach is because of our expertise. We understand the lifestyle here because we helped create it, and it took us years and years of training for us to understand the area. This has been able to help us serve buyers and sellers in Hammock Beach much better than the average real estate agent.

Since inventory is low here in Northeast Florida, multiple offer situations are the norm. Getting multiple offers is a sellers dream! Today, we want to discuss how you can make the most of these situations.  

If you want to get multiple offers on your home, you need to price your home right! If you price your home too high, you are going to scare away buyers who would otherwise be interested and hurt your chances of selling quickly. By the time you bring your price down to where it should be, it's too late: everyone has lost interest. 


Putting the right price on your home, or even underpricing your home, is a good strategy for generating buyer interest and getting multiple offers. Once your home gets multiple offers, we set a deadline by which each interested party must submit their highest and best offer. We then analyze the offers to find the one that has the best combination of price, terms, and conditions.

We're not sure how much longer we're going to have a seller's market, so now is the time to list your home for the best possible results. Multiple offers are the norm and, when you work with us, you will be able to fetch a great price as well as great terms. It's a win-win situation!
